Bitten by the Bristow Home Improvement Bug?

Unless money simply isnt an issue, the financial implications of remodeling are definitely something to consider. When it comes time to sell your Bristow home, the new buyer will usually not pay for over-improvements. This means that if you have the smallest home in an area of larger, more expensive homes, home improvements may make very good financial sense. However, if you already have the largest, most expensive home in Bristow, more improvements may make you more comfortable but may not bring you a good financial return. You may find that it is financially wiser to sell and move to a different home that already has the features you want to add.

Buying a Bristow Fixer-Upper

Finding the right Bristow fixer upper often involves finding a seller who is in financial difficulty and wants to sell in order to protect their credit or to avoid foreclosure. Various government agencies such as VA, HUD, IRS and others offer homes in foreclosure for sale and these homes can make excellent fixer-uppers. Bank owned properties known as REOs, real estate owned, offer good opportunities since financial institutions want to eliminate their real estate holdings by selling foreclosures quickly.

Rent or Buy Bristow

In the early years of your Bristow mortgage, nearly all of every monthly payment is interest. This means you are only paying off a tiny bit of the loan principal, but it is good news in terms of tax savings.

The monthly payment for a $100,000, 30-year, 8% mortgage on your Bristow would be about $734. In the first year of your mortgage, $7,970 of your $8,805 payment or 91% would be deductible as mortgage interest. Even in the tenth year, almost 81% of your payments would be deductible. What this is worth to you depends on your tax bracket but this tax savings built into the home-buying equation is why you can afford to make higher mortgage payments than your current rent payments without squeezing your budget. There is no similar tax subsidy for renters.

When Bristow Does Not Sell

The number one, main reason why a home remains on the market is PRICE. There can be other problems as well such as the homes condition or location and even overall market conditions but the major reason for the NO SALE sign is the Bristow is over priced. In fact, proper pricing will often overcome most all obstacles.

Some people prefer to buy Bristow that needs some work if the price is right. Investors look at the property, evaluate the cost of brining it up to speed and make an offer if they feel they can make a quick profit. These kinds of investors are looking to fix and flip. Others with limited budgets may see the fixer-upper as a way to get started with Bristow ownership. They may spend years working on improving the home, making improvements as they can afford it. So, a homes poor condition will not prevent a sale if the price reflects the situation.

When Bristow Does Not Sell

Here is where your agents expertise and diligence comes into play. A top agent will consider what similar Bristow have sold for within the last 3 to 6 months and compare those homes condition, features and location with your home. If there are no comparable sales in the area, which is often the case with custom or one-of-a-kind properties, the agent may suggest that you obtain a formal appraisal.

A homeowner who must sell and sell quickly needs to price their Bristow at or slightly below market to ensure a quick sale. A different homeowner may want to sell but has time and wants to get the top market price. These homeowners will often price the home slightly above current market prices and expect interested buyers to offer a lower amount to start the negotiation.

Bristow APPEAL

A large part of the appeal of the real estate market in any area is the architecture or the style of the homes themselves. The appeal of Bristow is its appropriateness to the region in terms of style, history and weather conditions.
