Preparing to Sell Your Haymarket Home


Experienced agents know what puts prospective buyers off when they view a home, especially Haymarket. For example, when buyers find dirty dishes in the sink, notice offensive pet odors or spot obvious stains suggesting a leaking roof they begin to devalue the property. Some buyers may decide to pass on the house completely while others may think about making an offer way below the asking price. So, a good agent’s first step is to help the homeowner see the house as others will see it and take care of problems.


Guidelines for Buying Haymarket


Whether you are a seasoned veteran of real estate transactions or a first time buyer, my advice is the same: Know the Market, Know Yourself and Rely on Experts to give you the whole picture of what you are buying.

Know the Haymarket Market. Another way of stating this is Research, Research, Research. Of course the Internet is a great way to give an overview of Haymarket homes or homes in any given area but may not be enough, especially if you are looking to buy a home some distance from where you currently live. If you are looking to buy locally you can drive the neighborhoods that you are focusing on to get an idea if there are any problems you need to be aware of. Does part of the development back up to a busy highway? If so and if you want to avoid looking at homes in that area, know what streets are involved so you can recognize listings that may be involved.

Buying Haymarket Real Estate...Will it Pay?


A frequent question from prospective homebuyers relates to building home equity. Haymarket buyers like to estimate how much a home may increase in value based upon past appreciation. One of the many advantages of home ownership is that appreciation is based on the home’s market value rather than on the actual dollar amount invested or the down payment so that a $100,000.00 home that appreciates 5% is now worth $105,000.00. This is one way of building your Haymarket home equity but there is more you can do.


Taking Title to Your Haymarket


Each owner has a separate title to an undivided interest in the entire property. Each owner is allowed to sell, mortgage or give away his/her interest. Any number of people can take Tenancy in Common ownership of Haymarketand husband and wife may choose this option as well. When an owner dies, his/her interest passes by will to his/her heirs. In other words, there is no survivorship right.

Each owner has an equal interest in the Haymarket. If one owner dies, that person’s share of the property passes automatically to the other without going through probate. Any number of people can take ownership under Joint Tenancy and husband and wife may choose this option as well.

Community Property. Only husband and wife can take title to Haymarket in this way. Title is in the community


The Benefits of Selling Haymarket


In order to sell Haymarket as your personal residence, you must have lived in it for two out of the five-year period ending on the date of the sale of the property. This means that you can buy a second home and live in it as your personal residence while renting out your first home. If, in a couple years you decide to sell your first Haymarket personal residence you can sell it and still benefit from the $250,000 to $500,000 Capital Gain tax exclusion. The law says that the home must be your personal residence for at least two out of the past five years.
